The Ridges subdivision is located in Grand Junction, in zip code 81507 which is commonly referred to as the Redlands. It is a beautiful drive into the neighborhood with views of the Monument, lush trees, green grass, and duck ponds. It is a family friendly neighborhood boasting 3 parks, several ponds, and walking paths that meander through the homes. The largest park features tennis, pickleball, basketball and volleyball courts, horseshoes, a toddler playground, and play equipment for the older kids including swings, slides, rock wall, teeter totter and more.
Types of Homes Available
The majority of the homes in The Ridges were built between the late 1970’s through the early 2000’s with each floorpan plan of 1000 to 4000 square feet being slightly unique. Most of the lots are smaller than a half acre and are situated on hilly terrain with varying elevations, therefore the lots feel more spacious.
The Ridges is not the typical cookie-cutter subdivision, as each house is truly unique with exteriors ranging from stucco to wood siding to brick with unique landscaping and there are few sidewalks. Just up the hill is the Redlands Mesa Golf Course and it is a quick walk or ride to the Lunch Loop trails. In addition, within a mile drive residents have access to a Safeway grocery store, gas station, and several dining options.
The Ridges History
On July 17, 1992, the Ridges Metropolitan District, a special district which provided its residents with municipal water, irrigation, and sanitary sewer services, was effectively dissolved and annexed into the City. The sewer service portion of the Ridges Metropolitan District was contributed to the Joint Sewer System upon annexation.
Today, the City of Grand Junction maintains the irrigation system, local parks, common areas, roads, street lights, etc. The Ridges as a whole doesn’t have an HOA, however some of the condo & townhome sub-areas do have an HOA. The Ridges does have covenants which residents must abide by. The covenants outline basic responsibilities and rules that help keep this neighborhood looking nice. There is a Ridges Architectural Control Committee which reviews all building permits for changes made in the neighborhood, verifies that new construction meet the covenants, and to help maintain the look & feel of the neighborhood.
