
Riverfront at Las Colonias
The Las Colonias section is located to the east of the 5th Street bridge and currently encompasses the Amphitheater, Edgewater Brewery, the Western Colorado Botanical Gardens, and the Watson Island disc golf course. Construction is currently underway to develop the 140-acre mixed-use park which will feature businesses in the outdoor & tech industry, restaurants, a lake shaped like a butterfly for stand-up paddle boarding, grass area for events, dog park, and an accessible area of the river which will hopefully have beaches and wading pool areas.

Riverfront at Dos Rios
The Dos Rios section is a 58-acre mixed-use development located to the west of the 5th Street bridge and adjacent to the Riverside neighborhood. Currently the area is a large dirt field but is being developed to include a campground, kids bike park, and mixed use properties with businesses on the ground level and residences above. The city’s renderings include a splash pad and bridge to access a small island in the river. In addition, the Riverside neighborhood’s park and the riverfront trail in the area are getting a facelift to make them more user friendly.

Homes Near Grand Junction Riverfront
Homes for sale near the Grand Junction Riverfront development are scarce. Currently these are the closest developments:
River’s Edge Townhomes – These are in the heart of the new development at Las Colonias, situated between the Amphitheater and the Western Colorado Botanical Gardens. The riverfront trail and Watson Island are just steps way. The River’s Edge complex was built between 2018-2019 and consists of 4 buildings with 3-4 units each. The units average 1300 sq/ft with 2 bedrooms, and a roof top terrace. Recently the HOA decided to allow short terms rentals, so they could potentially make a good rental property.
Sage Meadows – This is a new development started in 2019 and is located about 1.8 miles from Las Colonias. Builders in the area include Chaparral West, Spice Builders, and MTB Homes. The majority of the homes are ranch style with 1500 square feet and range in price from $250k-$350k.
Riverside Neighborhood – Founded by J.A.K. Crawford in the early 1880’s, it is the oldest area of Grand Junction, outside of the city’s original square mile. However, with the upcoming development of the Riverfront at Dos Rios, the homes for sale in the adjacent Riverside neighborhood could become a hot commodity. The majority of the homes are very old, but that also means they are affordable. Homes in the area also feed into the coveted Dual Immersion Academy.
Orchard Mesa – These homes are located to the south of the riverfront and require crossing the Colorado River to access them. They are older homes but are walking distance to the new development. They are also adjacent to the Orchard Mesa Community Center which offers fitness programs and a swimming pool.
